What the Law Requires
Since 1 October 2022, the Smoke & Carbon Monoxide Alarm Regulations mandate a CO alarm in every living room containing any fixed combustion appliance—gas, oil or solid fuel, excluding gas cookers.
Under Building Regulations, new or replacement installations of fuel-burning appliances also require a BS EN 50291 1:2018 compliant alarm in the same room (or just outside if enclosed).
Across the UK, installers must follow British Standards—including BS EN 50292 for siting/maintenance, and BS 5839 6 for fire alarm integration.
Here’s a quick overview for England (as of October 2022), which reflects a wider trend across the UK:
- Private rented sector: Landlords must install a CO alarm in any room with a fixed combustion appliance (excluding gas cookers). Fines of up to £5,000 per breach if alarms aren’t installed, faulty alarms aren’t replaced, or tenant reports aren’t acted upon swiftly.
- Social housing: CO alarms are also required under the same conditions.
- Owner-occupiers: Not yet mandatory in all homes, but strongly recommended.
- Boiler servicing and gas safety checks: Gas engineers are expected to check that CO alarms are present and functional during visits.
